Our Approach
Two paths, written plainly.
No fund-speak. No "value creation playbook." Just how it actually goes when an owner picks up the phone and we get to work.
What we look for
- — Commercial-focused: HOA, municipal, commercial property, light industrial.
- — Headquartered in Connecticut, New Jersey, or New York.
- — Roughly $2M to $25M in annual revenue.
- — A crew you're proud of and books that mostly tell the truth.
Path A · Full sale
You're ready to hand it off and be done.
A clean transaction. Fair price. Closed in roughly two months. Here's the shape of it.
- 01
A first call
Thirty to sixty minutes. You talk, we mostly listen. We sign an NDA before anything sensitive comes up. No documents required.
- 02
A handshake range in two weeks
We come back with an honest price range based on your actuals — not on what a fund's model says you 'should' be worth after their adjustments.
- 03
Diligence we do ourselves
No Big Four firm camping out in your office. A small team, mostly remote, on a defined timeline. We work around your season, not the other way around.
- 04
Close in 60–90 days
Cash at close. No earn-outs designed to be missed. A transition plan as short or as long as you want it.

Path B · Majority recap
You still love the work. You just don't want to sign the credit line anymore.
We buy a majority stake. You keep a meaningful slice and keep running the company. We take on the capital decisions — and the personal guarantees.
- 01
First call, same as Path A
We figure out whether the chemistry is there before we figure out anything else.
- 02
A range and a structure
Cash at close for the majority, your rollover equity, and a written agreement on who decides what — in plain English.
- 03
What changes day one
Almost nothing. Same brand. Same crews. Same property manager calls. You still run the morning meeting.
- 04
What changes over time
Only what you ask us to change. Maybe we bankroll the next tuck-in. Maybe we help you hire a GM in 2027. Maybe we just keep the bank happy while you keep mowing. You set the pace.
What we don't do
- — We don't roll you into a national platform.
- — We don't replace your team because a deck told us to.
- — We don't rebrand your trucks without asking.
- — We don't structure earn-outs that quietly assume you'll miss them.
- — We don't take outside LPs whose names you've never heard.
Worth a thirty-minute call?
No obligation. No follow-up sequence. Just a conversation.
